If you’ve paid rent on time for years, your credit report probably shows… none of it. Most landlords never report rent to the credit bureaus, so your largest, most reliable monthly payment is invisible to the lenders you want to impress. Rent reporting fixes that — but how much it helps, and where, depends on the details.

How rent reporting works

A rent-reporting service verifies your rent payments with your landlord or property manager and furnishes that payment history to the credit bureaus. Good services can also report your past tenure — backdating up to 24 months of on-time rent — so a new tradeline doesn’t start from zero.

Path To Keyes clients can add rent reporting through our partner Rental Kharma — details and the client discount are on our Rent Reporting page. Rental Kharma reports to TransUnion and Equifax (not Experian) — and that bureau detail matters, below.

What it can — and can’t — do

It can:

  • Add a positive installment-style payment history to your TransUnion and Equifax reports.
  • Help thin-file buyers: if you have little other credit, a verified rent tradeline gives scoring models and underwriters something real to see.
  • Support your mortgage file beyond the score: lenders like documented, on-time housing payment history, and Fannie Mae has allowed documented on-time rent to support some first-time buyer approvals.

It can’t:

  • Report to all three bureaus in our setup — Experian won’t show it, so a lender pulling only Experian won’t see the tradeline.
  • Erase collections, late payments, or high balances. Rent reporting adds a positive; it doesn’t remove negatives.
  • Guarantee a specific score increase. Impact varies widely: thin files tend to see the most benefit; thick files with many tradelines may see little movement. Anyone who promises you an exact number of points is guessing.

Who benefits most

  • Renters with 12+ months of on-time payments and few other accounts.
  • Buyers on a 60–90 day runway to apply, who backdate past rent instead of waiting a year to build history.
  • Anyone whose landlord is a small private landlord (the least likely to report on their own).

How to do it right

  1. Confirm which bureaus your service reports to — and tell your loan officer, so they pull a bureau that shows it.
  2. Backdate as much verified on-time tenure as the service allows.
  3. Keep paying on time after enrollment; a missed rent payment reported is worse than no tradeline at all.
  4. Pair it with the basics: low card utilization and accurate reports (see What Credit Score Do You Actually Need to Buy a House?).
